Project management for contractors
Hire us to run the schedule, align the subcontractors, manage change orders, prepare draw applications, and handle the administrative requirements from groundbreaking to final walk.
Construction project management
Cairn manages construction projects for owners, builders, and contractors. Hire us to run the schedule, budget, and subcontractors, or to represent you as the owner from preconstruction through closeout. Either way, you know exactly where the job stands.
Services
Pick the phase you need or hand us the whole job. Each service has a named project lead and a single status report.
We take projects from $2,500. Management fees have a $500 minimum.
We manage residential and small commercial work. We coordinate every contractor on the job, not just the general contractor. A large painting contract gets the same management as framing, electrical, or flooring.
Hire us to run the schedule, align the subcontractors, manage change orders, prepare draw applications, and handle the administrative requirements from groundbreaking to final walk.
An advocate on your side for vetting subcontractors, preparing budgets, managing contracts, and checking inspections, payment applications, and quality on every trade.
Punch lists, warranty tracking, as-built records, and a clean hand-off packet for the owner.
Optional add-on
Preliminary budgets, scope checks, subcontractor vetting, bid leveling, and a realistic schedule before the first permit is pulled. Available for owners and contractors, and optional on any project.
How we work
We review your plans, budget, and timeline and tell you plainly what is realistic.
We set the schedule, hold weekly meetings with every trade, and track each change order.
You receive a written status update every week with cost to date, risks, and next milestones.
About Cairn
A cairn is a stack of stones that shows the route across open ground. Builders have used them for centuries to show that the way is clear and that someone has been there before.
Cairn brings that same clarity to construction. We put each decision in writing, keep every trade on the same schedule, and make sure the next step is always visible.
Team
Denim has worked in construction since 2000 and holds a bachelor's degree in Building Construction Sciences and Engineering from Georgia Southern University, class of 2001. She is a LEED AP BD+C. Her experience covers commercial and residential construction management, including low-income housing, office development, multi-family and high-rise facility maintenance, and dormitory and higher education projects. Her solar project management experience includes managing up to 2,000 solar projects at one time with a team of project managers. She founded Cairn to give owners and builders a clear view of every job from start to finish.
For owners
We protect your budget and your schedule, and we keep the contractor accountable to your interests.
We review the plans, scope, and budget before bids go out, so you don't pay for change orders caused by gaps in the design.
We vet subcontractors and level their bids on the same scope, so you're not choosing the lowest number with the most exclusions.
We check each payment application against the work in place before it's approved, so you're not paying ahead of progress.
We track trades, deliveries, and inspections every week, so delays are caught while they're small and your move-in date holds.
You get a written update each week with cost to date, risks, and next steps, so you know where the project stands without managing the site yourself.
A contractor works for their own profit. We work for your interests, and we're the person who answers when something goes wrong.
Draw escrow
The full contract amount goes into a separate escrow account. We manage each draw, so payments follow completed, inspected work.
Work keeps moving without you advancing cash to contractors.
Money is released only for work we have inspected and approved.
You get a clear record of every draw, lien waiver, and remaining balance.
Funds are committed up front, so payment is secured once your work is approved.
Draws are paid on a set schedule tied to defined milestones.
Less time chasing invoices and fewer payment disputes.
The owner deposits the contract amount into escrow before the first draw.
The contractor completes each phase or milestone defined in the contract.
We inspect the completed work and check it against the schedule and budget.
The approved draw is paid to the contractor from escrow.
